If you would like to make an offer to rent a property, please complete this form for each proposed occupant of the property who is 18 years or older. This information will be given to the Landlord so that he may decide if he wishes to accept your offer to rent the property, subject to contract and satisfactory references.
To commence negotiations on your behalf with the Landlord and formalise an offer on a property, subject to contract and satisfactory references, Homes by Sophie requires all the proposed Tenants to: -
1. Complete the form/s below
2. Read, understand and agree to the terms contained herein
3. Provide photographic proof of your identity along with a copy of your passport, Visa or proof of Right to Rent along with a recent utility bill confirming your current address (Proof of Right to Rent is only required for non-nationals of the UK, EEA or Switzerland).
Referencing
Homes by Sophie use an independent referencing company and if your offer proceeds all proposed tenants will be required to complete the referencing form in full and notify their referees that they will be contacted to supply a reference. The forms must be completed and returned within 24 hours of receipt and the Tenant hereby authorises Homes by Sophie to release any information obtained regarding the proposed Tenant to the Landlord, utilities company and any of HM Government department upon request.
Right to Rent
You hereby confirm by signing this application that all the proposed tenants have the Right to Rent a property in the United Kingdom.
Credit History
You hereby confirm by signing this application that you do not, nor do any of the other proposed tenant (or guarantor), have a bad credit history, and understand it is unlikely that the Landlord will proceed with the tenancy if this is not the case. Furthermore, the preliminary monies paid will be retained to compensate Homes by Sophie for their time and costs incurred in progressing this proposed tenancy should this be found not to be the case.
Tenancy Agreement
Homes by Sophie, unless notified to the contrary, will produce a Tenancy Agreement for your consideration which will detail in full the terms agreed between the two parties (the Landlord and the Tenant). All Tenants detailed in the Tenancy will be jointly and severally responsible for the terms agreed. Inventory
Should the Landlord require a professional inventory of the property to be taken, the Landlord will be responsible for the commission of the inventory and the costs.
Tenancy Deposit
A deposit equivalent to five weeks rent must be paid in cleared funds prior to the start of the tenancy in accordance with the terms of the tenancy agreement and will be held against any breaches in the agreed terms. However, if the agreed annual rent is £50,000 or more a deposit of the equivalent to six weeks rent will be required unless otherwise agreed. This deposit will be registered with My Deposits in line with current legislation.
Utility Bills, Cable/satellite TV and Broadband
Most of the property are offered to the market excluding these bills and these will be payable by the Tenant. Permission may be required from the Landlord and/or Superior Landlord for installation of equipment for the supply and maintenance of these services.
Once an offer has been accepted (subject to contract and references) you must pay a reservation deposit, within 24 hours of the offer being accepted, the equivalent of one week’s rent, payable by bank transfer to:
Homes by Sophie Client Account, A/c No. 42587646, sort code 60-07-10. Please use the reference of your name and the first part of the address of the property for the bank transfer.
Payment of a reservation deposit is confirmation of your commitment to rent the above property. Should terms be agreed for a tenancy, the monies will be retained towards the initial monies payable in cleared funds prior to the start of the tenancy. Please understand that receipt of these monies does not guarantee that the property will be let to you, nor does it constitute the granting of a tenancy.
Should terms not be agreed sufficiently to move forward to the producing of a tenancy agreement and/or the commencing of referencing, the monies will be refunded in full without deduction. Once the initial terms of a tenancy are agreed and referencing has commenced the monies will be retained towards the cost incurred by Homes By Sophie in progressing this proposed tenancy; however, should the Landlord later withdraw from the proposed tenancy, the tenant will not be responsible for any costs incurred on the Landlord behalf and the monies will be refunded.
